A mortgage and note was signed on March 12th given to the seller of the proerty. The deed was not trasfered to the borrower until march 17th. Is the mortgage valid?

It is quite surprising that the mortgage lender gave you the loan days before the property was transferred in your name. You should contact a real estate attorney and check out whether or not the mortgage will be considered as a valid lien on the property.
