I sold a house on land contract and currently the buyers are 33 days late on their monthly payment. i was also contracted by the insurance company and told the property insurance was cancelled in Aug. due to non payment on premiums. What i am wondering is can I demand the late monthly payments be made current along with the insurance premium reimbursement befor starting forfeiture proceedings?

You can demand the late payments as well as insurance premiums. However, whether or not the buyers will pay the dues will be their discretion. You should contact a real estate attorney and check out what type of actions you can take against them.
