My mortage company failed to pay the taxes for the property. I have a PITI loan with them, and on the year end statement that was provided to me they said that the taxes are paid, but according to the state tax records they are not. What if anything other then paying the taxes myself, can i do to the mortage company?

If you have an escrow account, then the lender should pay off the taxes from that account. You should speak to the lender and check out the whole matter and let them know what the state tax records have to say. You can even contact an attorney and take legal actions against the lender if he hasn't paid your dues.
