i am non-obligor to house note does that mean i have no rights to my mortgage

my parents both signed as borrow and i signed as non-obligor to house note now my parents have passed and i am on the deed to the property do i have to refinance my house to get rights to the mortgage or do i still have the same rights as my parents?

As your name is not on the mortgage docs, you will have to refinance the mortgage in order to get it transferred in your name. Once the mortgage is transferred in your name, you will have similar rights as your parents.

TP, I'd suggest that you contact the lender in question; let them know of your parents' passing (if they don't know it already) and what your intentions are. They may be well-fixed to provide you with a refinance on reasonable terms, and that'd eliminate your need to go shopping for a new loan.

Of course, if you have another lender in mind who might give you a preferred deal, then you'll be wise to take your business there. Shop around, let all potential lenders know the circumstances, and choose the most attractive option for yourself.
