A 10 acres parcel & house with a mortgage was split into two 5 acre parcels; one parcel of vacant land was combined [land combination]with an adjacent 1 acre parcel with a neighboring/different house.
However, the mortgage on the 10 acres was never cleared, the owner defaulted on the mortgage, and the sheriff sold the original 10 acres with house #1 at sale.
What legal authority is there to say the land combination was nullified/voided/whatever term should be used??

You should contact a real estate attorney and discuss the whole situation. He will let you know whether or not you will be able to nullify the property sale.
