How Do I find out on my own if there was a Deficiency Judgment placed on us? Is there a web site or by calling fannie mae personally to find out this information? Nation Star have called me several times. I have asked for related information re: our case and all they have done is provide us with a public wesite that does not even come close to providing us with the information we need to go foward. I am more than willing to look up the info on the internet. Just guide me to how I go about it please.

You can contact an attorney and check out if he/she can negotiate with your lender so that the deficient balance resulting from the foreclosure of the property is forgiven by the lender. It will be completely the lender's discretion whether or not he will consider your request.

Nationstar has been calling trying to collect on behalf of Fannie Mae. I cannot find any information on how to deal with them. They are now forcefully requesting me to send my tax returns. This was a rental in Tennessee, a deficiency judgment state.

Nationstar is a collection agency. You should ask them to validate the debt before you pay them or send them anything. This will help you in knowing whether or not they own your debt account.

Don't send them anything or agree to any payments until they validate the debt to you. They need to send you proof of deficiency judgement or accounting statement to validate the debt. Check with the county recorder where the property is located to see if a deficiency judgement has been filed against you. Depending on the state where the property is located, a lender only has a certain amount of time to obtain a deficiency judgement against you.
