warranty deed

hello, i would like to know what i can do about keeping my credit in good standing. i recently got divorced and divided up all community property. i had recently co-signed on refinancing a property my ex owned and throughout this she signed a quit claim deed to joint tenants and granted me warranty deed with warranty covenants. now payments are not being made and this is going to start reflecting on my credit badly can i sell the home what rights do i possess what options do i have @this point? thank you for your time

If your name is mentioned on the property deed, then you will be able to sell off the property. If your name is not on the property deed, then you won't be able to dispose off the property. As your name is on the mortgage, the non-payment of the mortgage dues will affect your credit badly as you're equally liable for the mortgage payments.

It seems you've told us that the property is now titled in both of your names. In that event, you'll both have to agree to sell the property to accomplish that. If you cannot agree, you'll have to discuss that with legal counsel and it might become necessary to take some sort of legal action to get where you are trying to go.

Please clarify, though - is the property yours alone, yours and hers together, or hers alone? It's kind of convoluted when you describe a quit claim deed and a warranty deed in the same sentence.
