my husband has been working for a temp agency for 3 years, i am not working at the time. we both have good credit. could we quailfy for a loan with him working for a temp agency? what about with a cosigner?

You and your husband will have to apply for a mortgage with the local lender. It will depend upon the lenders whether or not they will give you a loan. If you have a co-signer with good income and credit scores, then, I think, it will be easier for you to get a mortgage.

As long as your husband has a 3 year history of stable income from the temp agency it can be used to qualify. You are able to use a co signer as long as the cosigner has enough income to support their debt as well as yours.
