Texas homestead home owned by husband and wife. Husband dies wills all to wife; wife gets reverse mortgage in her name only. But warranty deed is still in husband and wife name. Can wife get a mortgage if husband is deceased and homestead warranty deed still has his name on it?

The wife could have probated the will and transferred the property solely in her name and then taken out the reverse mortgage on the property.
