Quit claim deed to mortgage company

we moved out of our home on december 2009 (property is in georgia) due to job loss and tried to short sell the property then, but could not get the lender's approval after waiting for over 7 months. in sept 2009, i file chapter 7 including mortgage and was discharged in dec 2009. the lender filed with the court trustee for permission to go ahead and start foreclosure proceedings and was granted permission, but they never did. now over the late 3 years since, we have tried multiple time to do more short sales, but never get approval from bank; we have tried multiple times to do a deed-in-lieu, but the bank never gets the "files processed" correctly. we are at our wits end with what to do to get rid of this property - the debt has been discharged, but the title is still in our names and the hoa is still assessing the monthly dues to us. can we file a quit claim deed to get this out of our names and into the lender's name???? please help

Make sure that it is not worth the fight before you give in, because once it's executed, you are pretty much locked in to the consequences.
