best place for a no income/ no asset HELOC

Posted on: 12th Dec, 2006 08:26 am
Hi all,

I am looking to get a 100% LTV HELOC with No Income/No asset verification. My FICO is very good (mid to high 700s) and I have a very low debt to income ratio. The property is free and clear so the HELOC will be in 1st lien position, if it makes any difference. The property is a Single family, owner occupied and has been acquired about six months ago. The biggest obstacle is the no income verification thing.
Any suggestions of what lender might finance me or at least where to look for a list of potential lenders that might do such a loan. Random searching on the net is difficult since lenders' websites give just some basic information and when I call everyone is trying to get me to apply and after some pressure on my side, some will even admit that they do not have such a product, but still want me to apply!!!
I got tired of fighting will different loan reps! Please help!
Thanks,

SD
It is possible that the lender with your requirement is out there -- you'd still need to verify employment, either self-employment or wage earner. I'll try to answer more later today.

Hi Guest,

Depending on the dollar amount you want, I have a lender who can do 'Stated' HELOC. Since there is not a mortgage on the home now, there is a possiblility of 100%. Are you using the money for home improvements?

Call me if interested in talking further. We can finance across the country!

Hi Sd,

I must say that you have an impressive score and your income too seems to be high as you have a low debt-to-income ratio. But, why do you think no income verification is the obstacle?

There are a number of lenders offering no income no asset (NINA) loans for which borrowers need not disclose their income. But borrowers need to have a high credit score and they are often charged high rates of interest.

Thanks,

Caron.

Hi Sd,

For NINA loans, lenders do not verify their income but they find out if borrowers are employed or self-employed. To know more this, you can check out with our previous discussions on NINA loans .

You can contact any lender offering the NINA loan. We too have a group of lenders in our Community offering different types of loan programs.

If you are interested, you can request for free quotes from our community lenders. This will allow community lenders offering NINA loans to contact you with their offers asap.

Regards,

Jessica.
