please tell how the SHIP program works, I am in leon county, florida,thanks
People with very low or moderate income living in unincorporated areas of Leon County can apply for the State Housing Initiative Partnership (SHIP) program.

The service can be in the form of deferred payment loan or grant to each recipient. And to be eligible the unit should be a stick-built structure or manufactured home. But mobile home buyers are not eligible for down payment assistance SHIP funds.

In Leon County there are 3 down payment assistance programs available for first time home buyers which are for:

a. Existing Units Needing Repair or New Construction

b. Existing Units Without Repair and

c. Down Payment Assistance with Self-Help

Hi Metzger,

Anyone applying for a SHIP program should be able to get a first mortgage from a lender. He should be able to pay an amount equal to 1% of the sale price towards the down payment or closing costs.

The borrower can qualify for down payment assistance on the basis of income and will be offered help on a first come, first served basis. Applications received at the same time will be given priority on the basis of the lowest income. The down payment assistance will be offered to those who get authorization from the Leon County Department of Housing Services.

I would add one more thing about the SHIP program, i.e., the maximum purchase price for any existing or new home cannot be more than $166,000 to get this assistance.
