Transferring property: Statewise sample quitclaim deed forms

Hi all,

While participating in this community forums, I have often found people looking for online forms especially those related to quit claim deed.

The forms on quit claim deed are different in each state as they are in accordance with the state laws. I have tried to collect a number of quit claim deed forms which are available in the government websites of the respective states or counties.
If any of you find out quit claim forms used in some other states, feel free to add it below.

Hi Andrea,

Welcome to forums.

You can go through the sample quitclaim deed forms available at http://www.mortgagefit.com/predeal/quitclaim-stateforms.html . However, for MA, it might vary a bit. You need to contact the Registrar of Deeds for the form which is approved by your state.

Hi pearl,

Welcome to the forum.

Are you the only owner of the property? If not then you will have to take consent from the other owners to sell the property.

If you are the only owner of the property then I think you need not to remove the beneficiary. You can sell your own home whenever you wish.

BTW is it a mortgaged property?

Hi pearl,

I guess you've signed on a beneficiary deed and now you wish to remove the beneficiary from it. is it so? or have you formed a trust and designated someone as the beneficiary? Please let me know in detail so that I can advise you.

Regarding property sale, it is good that you wish to remove the other person but even if he doesn't agree to it, you can file a Partition Lawsuit and force the same of the home.

Know how a Partition Lawsuit works before you proceed. And yes, you need help from an attorney if you file such a lawsuit.

A sample form of Quitclaim Deed in Louisiana is not available currently, so please contact your local County recorder and ask for the form.

A quitclaim form for Alabama is not available currently. You can contact with a local attorney to find out an original quitclaim form for Alabama.
