do i need to file the quick deed to make it legal or can i hold it 2 years and file it and it still be good even if some one else got a quick claim deed today an file it before me

You should file the quitclaim deed at the county recorder's office in order to make it legal. If someone else files a different deed before you, then that deed will be considered legal.

hi hope you can help, ihave been told by my timeshare i need to obtain a quit claim deed form to transfer our timeshare to our son. then get it noterised, where do i get this form from?

Can a home (in california), be foreclosed after quitclaim, without notifying us (new trustee)and give us the right to defend the property? My husband cousin's quitclaim the property to us, now it turns out property was foreclosed? Do we have rights? They were playing games saying they were going to modify the loan, during the negotitation went through with sale and said that they had they right to sell, because he had quitclaim and there was no longer any interest in his part of keeping the property. Please respond..
