Does adverse possession apply to this scenario?

My grandparents have paid the property taxes on a piece of farm land for the past 17 years. The land was willed to my pap and his 13 brothers and sisters by their mother when she died 17 years ago. My grandparents have been the only ones to work this land, pay the property taxes and all the utilities since the months before she died. The deed to the land is still in the mothers name. The land is in Pennsylvania, and I believe PA's adverse possession is 21years. If so, after waiting the next 4 years, do they have a case?

You're correct. The adverse possession for PA is 21 years. I personally feel that your grandparents will be able to claim adverse possession after 4 years. Nevertheless, they should contact an attorney and take his opinion in this matter.
