How to avoid a lien on property?

i closed my retail store after 23 years because of the economy. i was $100,000 in credit card debt. my landlor may come after me for the balance of the lease. we own 2 properties and i don't have the funds to pay the the monies due on the lease. if i do a quit claim deed a lein still be put on the property?

Your landlord will have to get a judgment against you in order to place a lien on your property. If he gets the judgment in his favor, he will be able to place a lien on your property.
