sissy, that's where you ought to get all you need, yes. have you begun the process with your bank? have you discussed what is needed and why you must proceed in this fashion?
No I have Not done anything I just lost my roomate so I know I can not afford to stay I was just trying to get information to gether as to what my options are
don't jump the gun - you don't want the lender to get overly nervous. be certain that it's an option you want to pursue before you advise them. how about selling? that's a viable alternative, i hope.
once you decide, you'll want to be in conversation with them so you can coordinate everything. i think you'll want to consult, at the least, with a lawyer; and you might want to speak to a realtor so as to get a feel for the current market value of the property also.

Both will go against your credit, but once you do a deed in lieu as long as there are no significant damage to the home the bank is giving you the opportunity to turn the deed over for what is left on mortgage. They will require you to send in certain documentation, and then it can take 30 to 90 days for the mortgage company to make a decision.
Good luck
