i am selling my house to a next door neighbor and she hired a broker ,me(without a broker),but the broker is saying i have to pay attorneys fees and broker fees along with other fees.the house has a zero balance
You are for sure need to pay the broker fee. That can be negoaited
But also you can tell your neighbor that you will not sell if there is a broker

Tell your neighbor that you will allow for a 1% broker fee or the deal is off. You could also ask your neighbor to split the fee with you by raising the sale price by an amount equal to half of that broker fee.
