This is my first post and I thank you all in advance for reading and responding.
I made $147,000 last year and will make a bit more this year. I also made an additional $150,000 in dividends from a company I own a share of. It too will be more this year.
I haven't always made this kind of money and have had credit problems in the past. I spent the last year cleaning up those problems and paying what needed to be paid. My current scores from the big three are 636, 632, and 606.
I am seeking a loan for $300,000 and can make a downpayment of $60,000, if I needed to. I am also a veteran that has never used the VA before. My last mortgage was paid off in 2004 and never showed a late payment.
You would think I would be able to find a lender that was interested in talking to me, but that is not the case. I have been to three banks in the last week and the best I got was an offer for a 15 year bank loan, which is unacceptable.
What does one have to do to get a loan these days? Any advice would be greatly appreciated.

As per the information shared by you, your financial condition seems to be in very good shape. Keeping making the timely payments and try to avoid taking out too many loans within a short span of time.
As far as your credit score is concerned, it'll be better if you can improve it further, then hopefully lenders should oblige you with long term loans at lucrative terms and interest rates.

You can contact the local FHA lenders and apply for a loan. It may be easier for you to get qualified for a FHA loan. This community has a large number of lenders. You can seek a no obligation free mortgage quote from them and check out whether or not you can get a loan.
