i accomplished my 1st mortgage modification in june (paying on a bal that is $200K more than the value of the home on a 50 yr loan.) The 2nd mortgage charge off of $60K for some reason does not show anywhere on my credit report, i have not heard from the 2nd mortgage CA since april. i don't think its wise to use my only emergency fund to settle this. should i just "let sleeping dogs lie?"
a related factor is that i have a credit card bal of $18K fixed at 4% with the same lender. of course i'd like to clear these debts and improve a 640 credit score. but i don't know what is the best course of action or what type of counselor to consult. i need the bit of good credit that i have and the one good credit card i still have for my business (again with the same lender!) to operate my design business. even if i were to ask that bank to take back the 2nd m charge off and settle both that and the large personal credit card balance, i might have nothing left for emergencies...which i desperately need in my line of business.

you've mentioned that your second mortgage charge off hasn't been mentioned in the credit report. in that case, you don't have to worry about the charged off. as far as improving credit score is concerned, you can check out the given page to find some steps:
