My son, starting out, is purchasing a house; he was given an amount of money needed at closing of about $5,000 more than what the mortgage broker told him, just 6 days before the closing; this is his first house; he is read to back out of this deal; he knows they've built in the money for their commissions. Pease advise and many thanks.

Ask your son to show you the good faith estimate. Hopefully, that will be close to what he was quoted a few days before closing.
