Recently divorced and acquired the house in the divorce. Loan is now in default. I have the decree and the quitclaim deed. Can I do a loan modification without his signature? Is this standard with all lenders?

As per my knowledge, if the loan is only in your name then you can apply for loan modification without your husbands signature. However, you need to qualify for the loan modification. The lender will check your credit score, your source of income and credit history before approving the loan modification. Consult with a good attorney, speak to you lender before applying for modification.
