I don't think that it is possible to collect the commission after the short sale of one's own house. As far as I understand, the bank will never allow you to get the benefits of the short sale.

that's a really wacky question up there. of course you cannot collect a commission by acting as your own agent. you don't necessarily need to hire a real estate agent, but you'll find yourself having some serious issues with your lender and a realtor would be helpful to fend them off.
