how can we get out of a mortgage?

i really don't know a lot about this. but my husband is a co-signer of his mom when they bought a house.it's almost a year now since they bought this house and we are all living in it.due to some personal problems,we badly wanted to find another place to live in.but i think the mortgage is up to 5yrs.and we can't wait that longer.my husband told me that we can default but it would be a bad record on our credit history.do we have other options?

I think your husband can't get out of mortgage because he is the co-signer of mortgage so he payer of mortgage. Your husband must pay for mortgage.
But if his mother use quite claim deed it will possible.

hi

as a co-signer your husband is as much responsible for the loan as his mom. if your husband wants to get rid of the loan he needs to have his mom refinance the loan in her name. otherwise it'll be difficult for him to get out of the loan.

i think what my husband meant for that 5 yrs is when they will be able to finish paying the house mortgage...thank you for all your responses...appreciate it...
