I have a friend that is trying to buy a house and get married. Her fiance short sold his house a year ago and they are thinking they need to wait to get married until after she buys a house on her own so his credit does not affect her buying ability. Is this correct?
His credit only affects her buying ability if they are buying in one of the noine community property states.
In all the other states it does not matter if they are married. He just can not be on the mortgage. If no open judgments or liens, he may be on title.

It definitley would be the better route to just buy it on your own to avoid any road bumps. There are a few questions on the application declarations page which may cause an underwriter to raise an eyebrow
Keep it simple as long as you qualify on your own. You can always add him to title later if he'd like that feeling of ownership.
