can i do a deed in lieu if i have a first and second mortgage? i bought a house in 2006 that had a large first and second. i did this because i still had a house to sell and did not have down payment.
i do not have money to pay mortgage and have no equity.

though you've two mortgages, you'll be able to get a deed in lieu of foreclosure. you need to contact the first lender for the same. the first lender will sell off the property in order to recover the dues. he won't come after you for the balance amount resulting from the sale. however, the second mortgage lender will not forgive the balance. he would either come after you to recover the dues or he can charge off the account and assign it to a collection agency.
