hello...i asked my mortgage company to accept my deed in lieu of foreclosure but they refused. i am going through a divorce and can no longer pay the mortgage alone and my ex has refused to help. i moved out of the house. do i have any recourse?

It is completely the lender's discretion whether or not he would accept your request for a deed in lieu of foreclosure. I would suggest you to re-apply for a deed in lieu of foreclosure with your lender. You should inform the lender about your personal and financial situation and I hope he would consider your request.
