Deed in lieu or foreclosure

I have owned by my home for 11 years. Never missed a payment yet. Five years ago I lost my husband to a brain tumor. I am a widow raising three children. My home has been on the market for three years. Now my area is considered to be a cancer cluster (I live out in the Acreage). No one is buying homes in my neighborhood because children and adults are coming down with brain tumors. (My neighbor next door and across the street both have brain tumors.) I will never be able to sell my house now or in the future. I do not want to stay in my house. What are my options -- deed in lieu or foreclosure? If I couldn't sell my house on my own, I don't think the bank will ever be able to sell it. Also, how long will my credit be affected as I would like to buy another home in a cancer free neighborhood!
