Hello, I executed my permanent mortgage modification agreement. My HOA Fees of $375/mo and HOA arrears $1797.50 were not addressed in the loan modification document. My trial payment was $868.91. The final payment amount of $875.36 was calculated for $752.31 Principal and Interest plus $123.05 Property Tax Escrow only. Term was extended to 33 years starting with 2% Interest, graduating to 5.125% max in year 9. My gross income is $2802.93 composed of Social Security Disability (not taxable, before Medicare and Parts C and D insurance deductions) + $1204 non-taxable disability insurance income. $2802.93 x 31% is $868.91. My mortgage co. said I would have to reapply and do the whole process over if I wanted to capitalize the HOA arrears in the loan modification. My principal amount was $215,000 before the modification and the assessed market value of my house has decreased from $269,900 to $140,000. The principal balance was not reduced.
Contact your lender and ask him to explain the HAMP payments to you in details. While he explains it to you, it would be easier for you to understand the payment structure. If there is any error you would be able to rectify it then and there.
