I live in a property which was owned by my mother. She had a mortgage on it which I regularly paid. After her death, I changed the property in my name by the mortgage was still in her name. Recently, I fell ill and could not pay the mortgage for 3 months. The lender is asking me to leave the property as they will foreclose it. They are not allowing me to modify. How can I stop the foreclosure?

It may not be possible for you to stop the foreclosure as your name is not mentioned on the mortgage docs. This is the reason why the lender is not offering you a loan modification. You will be considered as a third party staying in that property. So, you may have to leave the property.
