if i file an interspousal transfer deed relinquishing my interest in our home and then my husband and I get a divorce, am I still obligated to pay the mortgage on the home?
also, if i purchase another home now in my name only and then my husband and I lose our current home in foreclosure, what will that do to the new house I purchased?

If your name is mentioned on the mortgage docs, then you will be liable for paying the mortgage dues, though you sign an inter-spousal deed in his favor. If you're responsible for the mortgage dues, then the lender can come after your new property in order to recover the deficient balance.
