denied hamp and loss mitigation by mortgage co
advised short sale not feasible because 1 st mortgage could be covered; however 2nd won't be; real estate agent sent appeal 2 weeks ago- but no answer
requested temp mod 18months ago
followed all procedures, paid all temp payments and provided docs needed (7 times)
received letter from lender stating jun 26 as last date to bring account current
now what??? i experienced a substantial reduction in support due to exhusbands non payment. litigation resulted in order for specific performance. can't afford suit to enforce.
i have spoken with the lender every week for 22 months trying to get assistance. i receive calls from various departments and letters offering assistance but to no avail.please help

As you've received a letter from lender stating June 26th as last date to bring account current, I guess, your application for a permanent modification have not been accepted by the lender. If you do not bring the loan dues current, the lender will have the right to foreclose the property. You should re-apply for a loan modification with your lender in order to check whether or not he accepts your request. In case, the lender does not accept your request, then you can apply for a deed in lieu of foreclosure and try to get rid of the property.
