I'm 37 and disabled now due to back surgeries from getting hurt on the job. I do have a hospital judgement I have taken care of the other stuff that has shown up on my report except that and a couple of disputes to get a home loan for a modular home ( I already have the land) do I really need a co-signer?

If you get a co-signer, it would be easier for you to get a loan. Due to the hospital judgments and other disputes, I guess your credit score is not very good at this point of time. If your credit score is not good, then you would face difficulty in getting a loan. A co-signer with good credit score can help you in this regard.
