Judgment Satisfied- Need loan commitment appr

Posted on: 27th Aug, 2012 08:16 am
Forgive me for getting a bit lenghty. Any insight would be much appreciated! We are buying a house and I had an old judgment on my credit report from 2006 that I have done nothing about b/c long story short, an old roomate didn't keep up her side of the deal and got kicked out. After years of promising she was going to pay it off, I had no choice, but to pay it off myself August 7th so I could secure finanacing for our new home loan.

I paid the full amount due to a second party law office that the apartment complex directed me to and have the receipt for the "satisfied judgment". I reached out to the law firm that initially represented the apartment complex back in 06 in an effort to get them to vacate the judgment and they are happy to do so, but now the apartment complex is saying they have not recieved payment from the second party law firm. The second party law firm said they only send out payments once a month and that they would not make a special circumstance for me and that they can basically make that payment whenever they want, but more than likely it will be around September 15th....

My problem- Our loan commitment date for our new house is September 6th. Do I not have any options here?! Does the receipt of payment hold no value? Heyulp!
Hi abt!

Welcome to forums!

If the judgment has been satisfied and if you have the receipt of the payment, then it will definitely hold value. You should contact and negotiate with your lender and check out if he could consider for a few days and cooperate with you in this regard.

Feel free to ask if you've further queries.

Hello abt82,

It is inappropriate to have them down with more work and this includes title processing services.

The main issue is going to be - making sure the company reports it to the credit reporting agencies and that your credit report reflects this, sometimes this takes 30 days or more. Talk to you loan officer and real estate agent to see if you should or can extend your closing date.
