Looking for information on judgements. My ex and I own a house deed on entirety as husband and wife. She is now signing documents releasing all claim to house and property. I did an abstract title search and it showed 2 judgements by credit card debts companies gainst her on her name only. One of the judgements says homestead exemption waived NO and the other does not make any mention of this. I should mention we live in Virginia. I would like to sell the house once the papers are signed by her releasing claim. My questions are;
1. Are these judgements liens against the house?
2. If they are not, Am I responsible to pay for them although my name is not mentioned?
3. If they are liens against the home, how can they make me pay for her debts?

If the credit card company has received a judgment against your wife, then they have the rights to place lien on it. Your wife is primarily responsible for the payment of the lien. But as the property will be in your name, then you need to pay off the liens or else it would be difficult for you to sell off the property.
