Our landlord received for the second time, months apart from one another, by the sheriffs department at our home, a notice of forfeiture of a real estate contract. he has been receiving his rent on time or early and has not been paying his mortgage. This guy calls to receive his rent early every month. the first time he was served, he just said oh I am taking care of that. Now a second notice which amounts to $11,000. He again says, oh it's being taken care of. He has never fixed a thing and it looks like there is mold evrywhere.

You are bound by the contract to pay the rents to the landlord on time. If you stop your rent payments, it would be a breach of contract on your part and the landlord might evict you from the property.
