Is a landlord held accountable for a lease

We have lived in our home for 6 months and have a 1 year lease. We recently found out that our landlord was having problems (of which she denied to us}She came and took sago palm trees from the front yard and told the property mgmt. it was due to lack of watering them on our part(also not true} Red flags were going up. Now after receiving loan modification papers to our address for her and calling the property mgmt to inform her, the property mgmt has called us and wants to meet with us and landlord to discuss her situation.{guess they figured that they cant hide it anymore} What are our options? Is she just as much liable for the lease as we are? If we do find another place, can we do anything for her breaking the lease? We pay our rent and will now be faced with deposits for utilities being connected again just as we finished paying off the ones from when we first moved in. We also have a $1000 deposit and were concerned about that. When we first signed lease, it was with the landlord. She retained a property mgmt company 3 months into our tenancy so would they be liable for the deposit or would the landlord?

Welcome to forums!

If you have been paying the dues as per the lease agreement, the landlord will not be able to evict you from the property unless the lender forecloses the property. Both you as well as the landlord are equally liable for the lease agreement. Moreover, if your landlord is approved for a loan modification, then she won't lose the property and thus, you would be able to stay in the property.
