have a a 1st and 2nd morgt.with indymac i have never been late their refuse to modify my loan to an affordable morgt.my income has changed i have faxed them proof they still refuse i dont want to distroy my good credit what should i do without help i will forclose
typically most modifications wont occur until after your late. i would not advise you to go late if at all possible. have you tried looking into a rate and term refinance, or streamline? if you have fha you can streamline your rate down without an income verification.

my loan is a conventional loan adjustable on fisrt and fixed on the 2nd

Hi gina,

You have mentioned that you have never been late on the mortgage payments. In that case, if you've equity in the property, you can try to refinance the property and get a lower rate.

If you can't qualify for a normal refinance, uou could try talking to a mortgage lender and see if you could qualify your first mortgage for what is called DU Refi Plus, some lenders do not require an income verification if you qualify, but that is up to the lender. DU Refi Plus is a rate and term refinance, you need a 620 + fico and not have any lates in the last year.

yess my score is 687 never been late on anything do you know some lenders by any chance my 1st morgt.is adjustable rate now is 7.625%and my 2nd is 13.725%

I do not know where your are located, but your best bet will be to talk to a reputable broker who can find you a lender that will do DU Refi Plus without income. Although regulations say they don't necessarily require it, some lenders do. You just need to find one that will work with you. Good luck.

it would seem likely that you're qualified for much better than what you've got. i'm glad you've received good advice and hope that you'll be able to take advantage of much better rates these days to get out from under the two loans you have at this time.
