I have my own question, but first I'd like to focus on my girlfriend.
She recently was granted a divorce but also recently found out that there is a lien on her house from her ex-husband. The house is still in both of their names and she really wants to get that removed. She has no idea where the liens came from as they are only in his name. The "ex" is a real piece of work, and has no intentions of paying the liens. They're not for much, about 2000. It is however enough to make it difficult for her to do anything to the house. Example: She recently went through her insurance company for a claim to rebuild a deck damaged by weather, she was issued a check to rebuild the deck but it was issued in both of their names. Can she deposit the check without his signature? And how can she get his name of the house?

Your girlfriend can sign a quitclaim deed and transfer the property to her ex. This will help her in removing her name from the property deed. I don't think she can cash in the insurance check without her ex-husband's signatures.
