We are considering buying a Mobile home in a coumminty whereby you only lease the land. The realtor has told us that the mobile home is free and clear, and that the closing is quick since it is like purchasing a car...you only get the title. How can we check to be sure that there are no liens on the mobile home itself? We are being asked to put down a substantial non refundable deposit before going into closing. We do not wish to have any surprises at the closing. Can liens be put on a mobile home if there is no land involved? Who do we go to to check this out, we do not want to just take the word of the seller or the realtor. Many thanks. Helena Sfogliano

Liens can be placed on the mobile home though there is no land involved. If you want to check out if any liens are placed on the property, you can contact the county recorder's office. You may even contact a title search company who will help you in knowing the details about the property.
