My parents left my Brother and I a house and his name is on the deed, but the mortgage is in my name only; he is not helping me pay the mortgage; how can I remove his name off the deed?
Ask him to sign a quitclaim deed and take his name off or pay him something to sign a quitclaim deed an take his name off or hire an attorney if you have some legal reason to take his name off.

Your parents left the house to both of you. Why do you think he is willing to give up something he owns and is worth money? You want him off the deed, but, why would he do it?

Because he spend 72,000 from refinancing and is not helping me pay the mortage.

You would have to speak with an attorney to see if you have legal grounds to make him pay or force him to be removed from the deed.

If no agreement up front to make him do one or the other, I doubt you have any legal grounds, but, I am not a lawyer. If someone gave me $72,000 and let me spend it, why would I later agree to pay it back??
