My fiance lost his house, will that affect me after marriage

Hello, i need some help. My finace and his ex wife had a house together and it was foreclosed on. She moved out, and he was left with the house. Long story short, he couldnt make it on his own and left. The house was in his name. He recieved eviction notices and left before his time to get out was up. Since then, he hasnt heard from his lender in almost 2 years and the house sold in the sherriff's auction and someone else is currently living in the house. Since he hasnt heard from his lendor or anyone does that mean hes in the clear? We have pushed off getting married because he doesnt want any of this to effect me and my credit. We are currently renting right now, but I dont want to rent for the rest of my life. When we do get married and we buy a house in my name, will his past forclosure effect my new mortgage as far as lein's or anything like that. Or can they try to garnish my wages for anything. any advice will be helpful, Thanks soo much!

you won't be affected, shaina. what would be a good idea is for him to obtain his credit report to see what it shows, and to also establish some new credit (don't go overboard) so he can demonstrate good credit for the future.

what went on in the past won't affect you except in a secondary way, if at all. hopefully, he'll have fixed whatever else might have been there that was derogatory, if anything. i'd also say that if the lender on that house hasn't been contacting him, there's undoubtedly no other liability left hanging around for him to worry about.

it will definatley NOT affect your credit what ever happened before your marriage will not affect you.

Thanks George. One more thing, if he hasnt heard from them in over 2 years does it mean that its settled? He doesnt want to call them up just in case it opens more doors that wasnt opened already. Thanks again,

my base assumption is that they've written off whatever they lost and decided not to pursue it.
