My mother-in-law lives in FL and has a mobile home loan. She has had some issues come up that needed repairs and being on a fixed income she's been trying to get the loan modified with her current lender. They have been giving her a run around and I would like to know what she needs to do to get a modified loan.

The lender would not modify your loan unless you can convince them that you're in some financial trouble. What you can do now is to send them a hardship letter stating the difficulties you're facing at present, its reasons and how you intend to overcome the hardships through the loan modification. Try and provide evidence of your financial hardships along with your hardship letter, if possible.
