Loan Modification - when spouse gives up rights

X- spouse did quit claim on property 1 yrs ago, house was gransted to me in divorce decree. Requested aloan modification with my income only (as I am now signnle). It was approved for the trial process. Now SunTrust wants the x-spouse to signe loan modification docs - which is is not going to - do I have any recourse?
Exaplin this to the bank and if possible get a letter from the court explainign the situaion

There is no need for ex to sign the papers if you are goign to be th sole owner

hi mswinnie,

it seems that you did not refinance the mortgage in your name and it is still in your ex-husband's name. that is why your lender wants your ex to sign the loan modification documents. in that case, you can do what sunnyca has suggested. you should explain your situation to the lender and provide them with a copy of the divorce decree as a proof. if it is possible for you to get a letter from the court explaining the situation, that would even better. the other option available to you is, to refinance the loan in your name at a lower interest rate.

speak with lender & show them divorce copy.

also inform them that your ex has already quit claim deed it to you. there is no point in asking for ex signature

no because they are on loan papers you have no choice.
