Who is the mortgage with? I hear the firms that advertise for that can be rather questionable with the level of help they provide

Welcome william,
Did you contact your lender in order to know why your mortgage modification was denied? If not, then you should request your lender clarify the same. You should contact your lender and reapply for the loan. It is always better to contact your lender and negotiate for the loan modification. That will be a better option rather than consulting an attorney.
