Hi gpenzaus!
Welcome to forums!
The lender will want you to pay off the lien before he modifies the mortgage for you. You've mentioned that it is a small lien from a credit card company. You can set up a payment plan with them and try to pay off the dues. This will help you in getting a release from the lien and you'll be able to qualify for a loan modification as well.
Feel free to ask if you've further queries.

can i file chpt 7 to get rid of lien on home or should i try to make payment araingments with credit card co? we are already in a modify on our morgage and in trial period for 4 months with a payment made every month that we can afford but if nervous about lien and how to get rid of it
Hi gpenzau,
I would suggest you to get in touch with your credit card company and apply for a payment arrangement. The creditor, depending upon your financial situation, will give you a payment plan to clear off the dues. Once your dues are paid in full, you will get a lien release certificate from your creditor.
Thanks

The English-as-a-second-language question reminded me of a story a true story from the old small real estate office days. Buyer complained to Realtor the house he was purchasing was tilted at a noticeable angle. Reply worry you will get title insurance and that protects you against all LEANS
