I am negotiating an inhouse loan modification and the servicer is willing to look at last years income rather than future because I am contracting and show potential earnings. The processor wants me to provide net income and 2010 income taxes. Also, the requirement is that our "net income" be $700 above expenses. Very specific about it being net income. My husband is on schedule c so i am tring to figure out net income based on taxes and business expenses. Should I add back business use and mileage? Should I include unemployment because this is part of net income even though it is not taxed? Any information about how to calculate net income is appreciated.
