Mortgage company says no lien ......

my mom and dad used two properties (a & b) as colllateral on a refinance on the house they lived in (property a). my dad has since passed away and my mon is selling property b to my sister. the title company says there is a lien on the property (b). my moms current mortage company says they do not have a lien on property b, just property a. the mortage is now serviced by a different company than they originally took out the mortgage with in 2002. how do i clear this up? it just keeps going in circles.....
Look at the Trust Deed and see which properties are listed.
