Bought 1st home FHA 6.5% for $169,500 9-26-08. Lost career job w/o warning due to economy 4-21-09. Called to SunTrust CA 6-09 after paying 5-08 with savings (they only accept full payment, took biweekly full payments 2008 as interest, not yet accrued time!). 3-months told 31% gross income. I told them unemployment income, told OK, rate quote 2% and $476/mo + ins/tax, 3rd party scan not done yet. Calls to me 4x daily from billing + other area of Suntrust, now no calls for 1+month after I did resubmit application/hardship letter/etc 9-09, again told after same verbal data to them as well to agent that

letter demanding signature to allow foreclosure 2-1-10 if not paying (no detail letter) and I called Senators Julie Lassa, Russ Feingold ... told Federal $ issue and lender option to Make Home Afforable yet I get calls/email daily from scammers to get 97% success (even $ back, some saying Loan Audit will force errors to light (SunTrust bought 9-27-08: 1-day later) and First Choice Mtg (Wausau, WI) agent tried hard to get loan & I doubt I qualified because 12-3-03 BK-7 and turndown by many other lenders + held $45,000 real estate note (17% interest) 4-08 to 5-09 with Riverside Finance (Schofield, WI) and he did deal in McDonalds in Plover, WI initially. After months of talk by SunTrust, being told by many of their agents what my new payment & interest will be..nothing! Told unemployment not apply, refused me written calculations to deny (told helped me 30-days not normal 90-120 .. Wow!) then added their full payment $1413 into my debts (not 31% frontend gross) to deny too ... told to go FHA website, won't give me SunTrust criteria on program, Obama tightened 11-09 onto lenders who aren't modifying loans to help American citizens hardships. I suffer severe fibromyalgia 30-yrs (Mayo 03)
and stress is damaging my nerves/sleep while I spend
6-8 hrs/day trying to understand. $1681/mo - 781?/mtg =
900 bills which is affordable to me. Seeking work nation wide (Alaska too), certified appraiser keptout of local small lending market (Appraisal Foundation member + former USPAP and license instructor no less!) so I'm savvy with real estate and did right-of-way acquisition past 10-years for DOT/huge engineer firms ... they're just not being honest with me from the start in 6-09 and TILA, RESPA, etc as well as OCC must have input here or customers get ripped-off by scammers. It's quite surprising that your lender sent you a Special Forbearance letter for foreclosure. Normally, the lenders agree to a forbearance for about 6 months and then modify the loans. I would suggest you to contact a certified attorney who helps in loan modification and let him deal with your lender. He will negotiate with your lender on your behalf so that you are able to modify the loan.

It's quite surprising that your lender sent you a Special Forbearance letter for foreclosure. Normally, the lenders agree to a forbearance for about 6 months and then modify the loans. I would suggest you to contact a certified attorney who helps in loan modification and let him deal with your lender. He will negotiate with your lender on your behalf so that you are able to modify the loan.
