We have a NON GSE loan.
No hardship, under water, DTI is low(20%)
Just want a gerrert rate, currently @ 5.87%.
Been denied for a mod or restructure due to no hardship and the DTI.
Can't do a conventional refi due to LTV, $120,000

It is true that unless you have a some kind of hardship, the lender won't be ready to offer any kind of loan modification or other loan relief options. You will have to show some form of hardship to get the modification.

Two options, you can wait and hope the gov will enact HARP 3.0 helping NON GSE borrowers, or you can pay down the difference and do a 95% LTV loan. Good luck
